There are five major components to the one-year course curriculum at TDU.

Step 4: In the last couple months you will learn how to Take your business to a higher level with How to Take Your Commercial Real Estate Business to the Next Level |

Step 5: Throughout the year long curriculum you will have the opportunity to attend live webinar sessions with the creators of Top Dogs, one or more times each month (for 12 months) to have your questions answered directly |

Course Descriptions:
Upon your enrollment in TDU you will receive the first program entitled How to Fast Track Your Expertise In Commercial Real Estate Brokerage. This course is the fastest way to build the knowledge necessary to compete in the market as a commercial real estate agent. It's a 15-session course. Each session is between 60 and 90 minutes long and is delivered through high-quality video on DVD. As a participant, you'll also receive a 580+ page manual that contains all of the notes, samples, scripts, exercises and assignments for each session. While you're welcome to use it as you wish, the recommended use involves watching a video lesson each morning. Then, throughout the remainder of the day, you'll complete the tasks and assignments outlined in the video. These actions will give you real-world experience with the concepts taught in the video and will also integrate your local market knowledge and conditions into the topics presented. At the end of the day, you'll review the topics presented to fully integrate the learning. Following this format, five days per week, for three to four weeks, will give you the knowledge and expertise in commercial real estate that many third and fourth-year agents do not possess. |
During these three weeks you'll learn about every major commercial property type, each of the common transactions, your roles in executing each transaction, the financial calculations commonly used in commercial real estate, the tools you'll need for success, and the people you need to get to know to be successful. Once you understand the academics, you must build your practice in order to start making money fast. Three weeks into your enrollment you will receive the 13 week business building program entitled How to Run With the Big Dogs in Commercial Real Estate.

You must build the systems that will bring you business: Lead generation systems, lead conversion systems, and systems for delivering outstanding service. While others teach some of the academics, Top Dogs University teaches you how to make money in the business. How to Run With the Big Dogs in Commercial Real Estate is a course that is divided into 13 weekly lessons and includes a 350 page training manual. It teaches you the career building steps you’ll need to follow to create the right foundation for your career. |
Each lesson covers knowledge and at least one skill from each of 3 areas critical to success in commercial real estate: sales skills, industry specific knowledge, and personal productivity skills. Once you are on your way to building a thriving practice, you will need to develop and hone your sales and marketing skills. To accomplish this, you will complete the best-selling sales and marketing course, Mega Sales: The Professional Sales Training Series. This 30-part course has been called “the most comprehensive sales training course in the world”. Once per week, you will watch a 45-minute video and then complete the assignments given in the video to develop, practice and refine your sales skills. The course also comes with a 300+ page manual and six audio CD’s for review.
This is a critical component of the TDU curriculum because so much of success in commercial real estate brokerage depends on your ability to influence, persuade and sell. Far too many agents embark upon their career without these skills, and it comes back to hurt them. Meanwhile, the best in the business are very good sales people, who practice their craft repeatedly until they are masters of sales and influence. This course will help you begin the process of sales mastery.
Once you have completed the first three courses you will be receive the final course in thel series entitled, How to Take Your Commercial Real Estate Business to the Next Level, it serves as an audio coaching program to help you refine and grow your practice in commercial real estate.This program includes 15 Audio CD’s that solves the problems that many newer agents face, reaching a production plateau at too low a level for a satisfactory result. Here is why:
Most commercial real estate agents and brokers lack successful business systems that ensure that all parts of their business are working like clockwork, at the same time. Instead, they rely on themselves to be able to juggle everything. Most are not able to keep all the balls in the air at the same time for very long. For them, working to move listings or complete tenant rep assignments, usually limits the amount of time that can be spent on obtaining new ones. Week 48-52: Finally, you will receive and listen to How to Take Your Business to the Next Level to refine and grow your practice.
The Top Dogs Webinar Series
As a TDU participant each month, you’ll join the instructors and a small group of other commercial brokers to work on improving one aspect of your business. Each session will include:
- Written materials
- Engaging, interactive presentation
- An extensive Q & A session
- A detailed list of actions to take in order to improve one aspect of your practice.
There are three levels of webinar programs to choose from and you may attend as many as you want. The three levels are, new agents, emerging brokers and veteran brokers.

Cost Analysis
The monthly tuition for the 12 months of training is just $249.00 per month
for 12 months plus a one-time enrolment fee of $295.00. You enroll using a
credit card and execute the enrollment agreement, your card will be charged
on a recurring basis for at $249 the next 12 months.

Note for Managers –
Let us train your new agents!
One of the easiest ways to train your new agents is to enroll them in the Top Dogs University for the first year they are in the business. This will guarantee that they get the skills and the knowledge they need to compete in the marketplace. It will also free up your time, as we will be the ones conducting the training and reporting back to you on the completion of each segment. At least once per month, you will hear from us as to the progress of your agents through the course material.
Do it all for free!
While there are many ways of paying for the TDU curriculum, one very successful manager we know recommends that you implement the training by having your new agents commit to paying for the training. This makes it more valuable to them and ensures a level of commitment. Offer to advance them the money to pay the tuition for the first few months, but have them sign a contract that states that if they leave your firm, they are liable for the amount that has been advanced. Then, as they close deals and earn commissions, subtract the advanced amounts from their commissions. Implementing the training program this way not only ensures tremendous training for your first-year agents with minimal time invested by you, but also effectively makes the training free to you and your firm!
